Summary Objective

The purpose of this position is to supervise the building and grounds maintenance operations, mechanical and electrical repair activities. Determine equipment malfunctions, schedules preventive maintenance of equipment and systems, and prepares costs estimates and bid specifications.
This class works under general supervision, independently developing work methods and sequences.


Examples of Duties

ESSENTIAL FUNCTIONS

The essential functions listed below are those that represent the majority of the time spent working in this class. Management may assign additional functions related to the type of work of the class as necessary.

Supervises, directs, and evaluates assigned staff, processing employee concerns and problems, directing work, counseling, disciplining, and completing employee performance appraisals.

Coordinates, assigns and reviews work and establishes work schedules; maintains standards; monitors status of work in progress; inspects completed work assignments; answers questions; gives advice and direction as needed.

Enforces safety procedures to ensure safe operation of equipment and employee safety.

Monitors inventory levels and orders parts, supplies, equipment, and materials.

Develops and monitors the preventive maintenance program, coordinates and schedules equipment and systems maintenance, and maintains records and files.

Collects data, prepares and submits reports regarding activities and operations, and completes special projects.

Conducts on-site inspections to review and inspect the progress or completion of building maintenance projects, to investigate and resolve complaints, and to discuss work assignments and problems.

Coordinates building maintenance and repair projects and activities with departments, vendors, contractors, architects and engineers.

Prepares and submits cost estimates, bid specifications, bid requests and recommends the procurement of building equipment, supplies and materials.

Supervises and assigns mechanical, electrical, plumbing, heating, air conditioning, painting, carpentry and other building maintenance and grounds maintenance work.

Coordinates the moving of equipment, supplies and furniture for meetings, seminars, press conferences and preparations for special events or seasonal activities.

Assists in budget preparation and monitors and controls expenditures.

Performs related work as assigned.


Minimum Requirements


MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS

Certificate from a two-year vocational program: Carpentry; Electricity; or Plumbing.

Three-years of building construction, property maintenance, general contractor, building inspection, carpentry, electrical, plumbing, or HVAC experience or an equivalent combination of education, training and experience.


OTHER MINIMUM REQUIREMENTS

Must provide one's own source of transportation.

Must wear safety equipment as mandated by OSHA.

Must be on 24-hour call.

Must work a varied schedule.

Must possess and maintain a valid state driver’s license with an acceptable driving history.

Must submit to fingerprinting for criminal history check.

Must complete the annual security awareness training.


PHYSICAL DEMANDS

Physical demands refer to the requirements for physical exertion and coordination of limb and body movement.

Performs light to medium work that involves walking or standing virtually all of the time and also involves exerting between 20 and 50 pounds of force on a regular and recurring basis or considerable skill, adeptness and speed in the use of the fingers, hands or limbs in tasks involving close tolerances or limits of accuracy.
