What this job involves - The Sr. Facility Manager (FM) role will be the site lead representing JLL to manage facility operations for a pharmaceutical client's distribution center. A firm grasp on mechanical systems, operation management, leadership, and soft skills are key attributes that will help make a successful candidate. This position is responsible for achieving the expected level of service delivery as described in the service level agreements and measured by key performance indicators.

What is the day to day?

Leadership/Relationship Management

  • Responsible for overall team management, staff development and succession planning.
  • Manage the performance and outcomes of all staff rolling up to the FM.
  • Develop strong partnership with the client developing a high level of trust via strong communication, actions and results.
  • Maintain a strong relationship with vendors who help provide necessary service to the facility.
  • Lead by example by carrying a strong customer service-oriented mentality.

Technical

  • Manage, coordinate, and exercise functional responsibility for facility management services.
  • Primary responsibility is to manage the efficient operations and maintenance of all facility electrical.
  • Provide strategic direction for maintenance team. Ensure all JLL and client safety procedures are
  • followed.
  • Understand the engineering design and operational aspects of building systems and equipment
  • and ensure building systems are properly maintained.
  • Foster a culture of being proactive by inspecting buildings and all related infrastructure for
  • preventative repairs
  • Manage operations and maintenance of all Life Safety, Mechanical, Electrical, Plumbing, HVAC, and Building systems.
  • Evaluate facility and building systems in conjunction with system engineer, consultants and JLL staff to provide necessary input to maintain a long-range asset management plan.
  • Collaborate with construction activities for owner driven capital improvement and replacement projects.
  • Have a strong grasp on reading and understanding service contracts in order to maintain service levels and minimize financial impact.

Financial

  • Prepare, submit and manage facility budgets with the clients' goals and objectives addressed.
  • Track variances and ensure smooth recovery process if necessary.
  • Support timely billing and financial practices from any vendor who performs service at the facility.
  • Identify cost savings opportunities within the maintenance program while maintaining 100% uptime.
  • Manage proposals additional to the scope budgeted for through the existing JLL-client contract agreement.

Compliance

  • Provide leadership to establish a safety-first culture and continuously work to improve safety and environmental performance.
  • Provide overall facility services in accordance with standard processes and procedures.
  • Ensure compliance with portfolio wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities entrusted to the facility partners to manage on behalf of the client as owner.
  • Ensure JLL team and subcontractors are properly trained and following all procedures associated with the facility.
  • Monitor and review WO metrics and preventive maintenance programs.
  • Review and action all outstanding SLA gaps and drive innovation and process to maximize resources and results.

Desired experience and technical skills -

Required:

  • Bachelor's degree or equivalent work experience and training in facilities management with technical emphasis in mechanical and/or electrical disciplines.
  • 8+ years of facility management or building operations experience, at least 5 of which included supervisory responsibilities.
  • Experience managing third party service providers for hard services (mechanical/electrical) and soft services such as janitorial, pest control and landscaping.
  • Experience supporting safety and environmental programs related to facility management operations.
  • Strong supervisory skills with the ability to coach, mentor and train.
  • Demonstrated superior customer service.
  • Team player who builds and maintains relationships in matrix management organizations.

Preferred:

  • Contract management experience
  • Familiar with GXP regulations
